• I was able to get the delinquent tax roll for part of my county in pdf format for free
• I found a way to convert the pdf to an excel file and I filtered the list
• I sent out a few small mailings so that the it was manageable to print and sign the letters myself
• I paid one of my sons to stuff the envelopes and address them
• I got a great response from the letters that I mailed

And then I dropped the ball.

I was so busy that I didn’t follow up!

Yes I got a few phone calls and followed up with them, but I never sent any more letters.

I don’t want that to happen this time.

I just hired a friend to help me. She’ll do all the work, and since she’s a real estate agent she has access to online resources that I don’t, and we’ll split the profit – after expenses, that we make from any properties she finds, and closes, when it’s sold.

You first have a web page that lists all of your properties and a squeeze page, which for those of you who are not familiar with internet marketing, is an opt-in page where visitors but their name and e-mail address before they go to your web site. This way if visitors leave your site because they don’t find the exact property that they want, you have a way of contacting them again when you have another property for sale – one that may meet their needs. But this is only half of what you need to do to create a massive buyers list for you properties. Just because you have a web site and a way of collecting the visitors e-mail address does not mean that people will come to your site. You have to drive traffic to your web site.
